This one is a monthly rental, not a weekend house: the owner sets a 30-night minimum, so we point long-stay guests and relocating families here rather than groups looking for a Saturday. What you get for the month is a newly remodeled three-story waterfront home in Coconut Grove with a proper gym (Peloton, NordicTrack cable machines), a wet bar and game room on the ground floor, and a pool deck opening onto 50 feet of waterfront on a protected inlet. There are no bridges between the dock and Biscayne Bay, which matters if you are bringing a boat, or if you want us to bring one to you.

The second floor features a gourmet kitchen with Wolf and Subzero appliances, and an impressive glass wine cellar. The living, dining, and family rooms open up to a central court yard, circulating Bay breezes. Whether you want to dine Alfresco on the main floor or waterfront, the choice is yours. All four bedrooms each of them with en-suite bathrooms are located on the third floor.
Enjoy the beauty of walking to waterfront restaurants along historic Bayshore Drive. By car you are just minutes to CocoWalk, Brickell & blocks to I-95 for easy access to Design District, and Miami’s Beaches.
Minimum stay of 31 Nights is required.
1. Smoking is allowed outside only. Ashtrays are provided please use them. Zero tolerance with Smoking inside the house. If anything is found in property, the owner reserves the right to forfeit the entire damage deposit. Smoking inside the house is a $ 2,500.00 Fine penalty !
2. Any gathering of more than 12 guests will be the loss of entire Security deposit and cancellation of the remainder of the Stay. Parties are expressly forbidden.
3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 9:00p.m. – 8:00a.m. No DJs and/or band are allowed on property.
4. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

7. PETS are permitted only with prior approval and the Pet Addendum must be completed.
8. Garbage: Any garbage must be stored in the proper garbage, located at the side of the house by the Driveway. Regular garbages ( Green Bins ) are picked up on Monday and Thursday early morning please put the Bins out the night before. Failure in putting out bins, causing excess trash and bulk pick up may incur a $100 fee per bin.
9. Pool: When using the Pool, remember there is a certain health risk associated with this facility. Use at your own risk. The pool company comes every Mondays and Thursdays mostly before noon. Swim at your own risk. We decline all responsibilities
10. Pool Heater: In winter months pool Is heated to 85 free of charge. Other months; To use the heater, its a 75$ / day charge. Please make sure heat is turned off at night and when it isn't in use.
11. Alcohol: In Florida, alcohol is illegal until 21 year old. No one under the age of 21 should consume alcohol on premises.
12. Candles: No candles allowed in or outside the house.
13. Do not set the A/C below 70 degrees as this can result in damage to the unit, which the tenant will be liable for. Please keep doors closed at all times!
14. Cameras: For insurance purposes, there are cameras outside around the house. In case of any incident, the owner reserve the right to use the images for the claim.
15. Keys / Gate remote: any lost or missing key / Gate remote will be charged $250.
16. Sub-renting is strictly prohibited without written approval from Management.
17. Photo or video shoots are strictly prohibited without written approval from Management.
18. No street parking allowed at all times. Parking only on the property. Maximum cars 2
